Closing on your first home is one of the most exciting days! It is helpful to understand what to expect before, during and after the big day. The Southern Ocean County real estate market covers the areas of Stafford Township (including Manahawkin and Beach Haven West,Barnegat, Little Egg Harbor, Waretown and Long Beach Island but the closing process is very similar regardless of where you are buying your first home!

Preparing For The Closing Day

Prior to closing there are a things all buyers in the Southern Ocean real estate market should have ready. They are:

  • Photo ID
  • Available funds (speak with the lender to confirm this)
  • A personal check (in case there are any last minute adjustments needed)
  • Conformation that utilities have been changed to your name

Your lender or attorney will let you know exactly what you need to bring on the day of closing but the above should be required in all transactions.

Prior to closing it is a VERY good idea to do a final walk-through of the new home. This is to ensure that no damage has taken place since you last saw the house and any repairs that were agreed to in the home inspection have been completed.

Real Estate Tip

Call the utility companies 72 hours early in advance of closing to make sure they have time to change utilities to your name with no interruption in service.

The Closing Process

A closing is usually a very simple and amicable event. Closing will take place either at the title company, the attorney's office, the real estate agent's office or by mail. The buyer will arrive prior to the seller so he or she has time to review and sign the mortgage documents. Once the loan documents have been finalized and approved the seller and buyer will sign the HUD documents which finalize the closing.
